More than 300 socialized housing condominium units in Dasmariñas, Cavite are targeted for turnover by December and expected to be move-in ready by January 2027, according to Pag-IBIG Fund and private developer Megawide.
On Thursday, officials from the Department of Human Settlements and Urban Development (DHSUD), Pag-IBIG Fund, and Megawide led the topping-off ceremony for the project, marking the completion of the main structural works of the two five-storey towers.
Each tower will house 170 units. The 27-square-meter units are priced at P1.5 million and designed with an open-plan layout that allows homeowners to customize the space based on their family's needs.
Monthly amortization starts at P2,500 under Pag-IBIG Fund’s Graduated Amortization Plan (GAP), while the Level Amortization Plan (LAP) starts at P7,000 a month.
Under the GAP, monthly payments gradually increase over time, while payments under the LAP remain relatively stable for up to 30 years.
“Mag-aapply ka ng loan kay Pag-IBIG fund, si Pag-IBIG fund, babayaran nang buo yung unit kay Megawide. Si miyembro na bumili kay Pag-IBIG, na siya maghuhulog. May subsidy pa silang makukuha sa gobyerno,” said PAG-IBIG Fund Deputy CEO Alexander Aguilar.
Despite the affordable price, Megawide Construction Corp. Chairman, President and CEO Edgar Saavedra said they did not compromise on quality.
“Kahit sabihin mong mura siya, comparable siya sa ibang private development… Same yung amenities—playground, basketball court, pickleball, swimming pool, multipurpose hall,” he said.
He noted that they also paid attention to the overall layout of the development, particularly the amount of open space between buildings.
“A lot of yung mga socialized housing medyo tenement yung dating e, dikit dikit yung building. But if you notice yung development natin, medyo campus-like yung feel. Medyo generous tayo sa space,” added Saavedra.
In terms of access, the developer plans to provide free shuttle services, while the local government is looking to expand the road and establish a jeepney route serving the area.
“One of the concerns kasi dito is medyo malayo konti, maliit yung kalye, so ang gagawin namin, we’ll provide shuttles for free. Pero si Cong. Jenny (Barzaga) committed rin na they will also expand the road. May mga bypass road sila na gagawin... Eventually, yung jeep din gagawan nila ng ruta na dadaan,” Saavedra said.
HOW TO APPLY
Aguilar said registration for the housing units will be on a first-come, first-served basis.
“Sa Pag-IBIG, katuwang ng Megawide, walang palakasan. Ito naman ang assurance na mabibigay natin. Ang tanging qualification mo, kailangan Pag-IBIG member ka,” he insisted.
Available housing locations under the program can be viewed through the Pag-IBIG Fund website, where interested applicants can also register for their preferred project.
Applicants will receive a tracking number and get SMS updates on the status of their request.

Among the documentary requirements are two copies of the housing loan application form, proof of income, one valid ID, and a health statement form.
ADDRESSING PH HOUSING BACKLOG
The Dasmariñas project is among 33 housing sites currently being developed by the government under the Expanded 4PH program.
The program is aimed at addressing the country's housing backlog, which Pag-IBIG Fund estimates at around 3 million, based on the latest figures from the Philippine Statistics Authority.
“During the administration of President Bongbong (Marcos), we intend to finish around 1 million, 1.1 million housing units. Ngayon, naka-more or less kalahati na tayo,” Aguilar said.
